Congratulations to the Paul-Hagan Family of Surprise Arizona! They were a blessing and unbelievable adorable family to work for!

My clients were able to out-bid several other offers and are now the new owners of this great ranch home. The 1 plus acre lot has incredible mountain views and undisturbed views of the stars at night. 

After viewing a few homes in the Surprise-Witteman area, we found their home and made an offer Day 1 on the market. After the offer was made and accepted, we entered into our inspection period. During the inspection period, everything went well except for the fact the house started to smoke when we turned the heater on! Oh no!

We solicited an independent HVAC contractor to get to the bottom of the awful smell. And low and behold, we found this little guy jammed in between the heat strips! (Poor Fella)

Moral of the story! ALWAYS, ALWAYS get a home inspection even if you are handy, or decide to take the property in an “AS IS” condition. Congratulations again to the Hagan-Paul Family! I hope your home is filled with love, joy and new memories, are you were a blessing to work for.

Did you know you can use your FHA loan to purchase more than 1 property? Well now you do! According to FHA guidelines, you can purchase a duplex, triplex of fourplex with as little as 3.5% down payment. Like all FHA home loans this is for owner occupied homes only, meaning you will need to live in the property.

Here is an example from BiggerPockets.com on why this is such a great opportunity for First time home buyers:
Your mortgage is $1,500 a month and you receive $1,000 a month from the rented side of the duplex while living in the other side. After 2 years you move out and get a signed lease on the side you were living in for another $1,000 a month, bringing your total rental income $2,000 a month. The lender will credit you 75% of that as income (25% is estimated to go to vacancies and repair costs). In the lender’s eyes you are now have a $1,500/month mortgage debt and a $1,500/month rental credit. You break even.

We were able to get this great 1,200 plus square foot starter home for just $115,000! Which is $5,000 under appraised value! How? We were faster than lightning! 

This property went on the market on a Friday, and no showings were allowed until the following Sunday afternoon. After some heavy brain storming, we were able to view, and lock up a contract on this great starter home by Saturday morning. That a full day before any viewings would have been scheduled. 

If you are looking to buy a home in this sellers market with low inventory, please make sure your Realtor is educating you all the right ways, and is quick to get you to the property.
